Experience

The founders of CF, Mike Cohn and Tom Flanigan, each have 35 years of commercial real estate experience. This experience is primarily in metropolitan Atlanta and the Southeastern US, as well as a few other, selected US markets. Their combined experience translates into many long-term relationships, market knowledge, and expertise. These long-term relationships are being leveraged to source attractive investments.

CF’s experience includes retail, industrial, and mixed-use projects, with an emphasis on ground-up development and acquisitions. CF also has expertise in financing, asset management, marketing, leasing, and dispositions.

Southpark Build-to-Suit Project for a Fortune 500 Company, Fairburn, GA

The negotiation of a long-term lease with a Fortune 500 Company for a build-to-suit project incorporating specific needs of the tenant relating to the storage of products requiring enhanced building code, design and development requirements.

Shops at Covington Town Center, Covington GA

The development of a $20M Publix-anchored retail centerpiece of the $500M master planned community including Class A office, luxury apartments, single family townhomes, hotels and other goods and service users.

Lakeview Industrial Park, Atlanta, GA

The development of a three-building, 700,000 square foot industrial park. This was a speculative development, and all three buildings were leased at rental rates and in time periods consistent with development projections.

Downtown Doral Main Street, Doral (Miami) FL

The $60M two-phased retail focal point of Downtown Doral, a redevelopment of a former Koger office park bringing first class restaurants, goods and services to an under-served retail corridor in a fast growing section of Miami-Dade County.

Royal Drive Distribution Center, Kennesaw, GA

A raw land acquisition and the development of a 130,000 square foot multi-tenant speculative industrial building. Development and leasing projections were exceeded and value was created above pro forma projections.

North Macon Plaza, Macon GA

A $30M, 160,000 SF retail development anchored by retailers including Marshalls, HomeGoods, Old Navy. Michaels, 5 Below, Famous Footwear, David’s Bridal and a variety of quick serve restaurants and local retailers.

Kennestone Corners and Barrett Distribution Center, Kennesaw, GA

A $50 million acquisition of fourteen industrial buildings with over 30 existing tenants. Significant capital investments were made in the buildings which resulted in increased rental rates and increased occupancy of the two parks, creating a significant increase in value.

Promenade Carolina Reserve, Charlotte NC

The $75M, 500,000 SF grocery-anchored retail component of a highly successful Lennar master planned mixed use community anchored by retailers including Burlington, TJ Maxx, Home Goods, Ross, Hobby Lobby, 5Below, Ulta Cosmetics, Rack Room Shoes, Petco, Dollar Tree and Aldi, and also featuring Panera, Verizon, Chili’s, Taco Bell and others.

Southpark Retail Center, Fairburn, GA

An approximate seven-acre parcel that was master-planned and developed to deliver amenities to the Southpark Industrial Park. The development included McDonald’s, Chick-fil-A, Dunkin Donuts, Hampton Inn, a local restaurant, and a strip retail center.

Keith Bridge Crossing, Cumming GA

The development of a second phase of a highly successful Kroger-anchored shopping center into multiple outparcels including The Goddard School.
